Modern boilers don’t require the level of effort and attention to keep them running like older boilers do. Like any major piece of heating and cooling equipment, however, your boiler still needs regular maintenance to keep it operating safely and effectively. Poor operating and maintenance practices are estimated to be responsible for two-thirds of boiler breakdowns. Here are some boiler maintenance tasks that will help keep your boiler out of that failed majority.
- Treat boiler water. The water in your boiler will need to be chemically treated to prevent impurities from building up on heat-transfer surfaces and causing damage to internal components. Even the cleanest, freshest water is going to have impurities in it that can cause problems in a boiler. A water treatment program adds chemicals to the water in the boiler to reduce impurities, help prevent rust, and cut down on other contaminants in the water flowing through the system. Consult with an expert in water treatment to make sure your water is treated properly.
- Inspect and clean both fire and water components. Regular cleaning of the fire-producing elements of your boiler as well as the water-using components is necessary to keep the unit working well. The maintenance technician will clean soot and scale from the boiler’s internal parts. He will also inspect burners for damage, accumulation of contaminants, or wear. He will also check refractory materials for cracks or damage.
- Check all controls and safety devices. The licensed professional will make sure all boiler controls and safety devices are working like they should. He will check and repair fuel and air linkages to ensure correct positioning and tension. He will inspect tubes for leakage, test and calibrate controls and safety devices, and inspect and clean the steam drum.
